Terrazzo floor before and after restoration, dull and stained on the left, polished on the right

Yes. In most cases, terrazzo found under carpet or old flooring can be restored. Glue, tack strip holes, stains and cracks can be repaired, and the floor can be ground, polished and sealed back to a deep shine. The only way to know for sure is to look at the floor in person.

Why so many Florida homes have hidden terrazzo

Many older Florida homes were built with terrazzo floors. Over the years, owners covered them with carpet or other flooring to change the look. Today a lot of homeowners pull up that carpet and find the original floor still there, scuffed but solid.

How to tell if you have terrazzo

  • Look for chips of marble, glass or stone set in a smooth base.
  • Look for thin metal strips in the floor. These divider strips control cracking and form patterns.
  • Check a closet corner or a floor vent opening. These spots often show the floor without lifting a whole room.

What you will usually find

  • Tack strip holes around the edges of the room
  • Glue or adhesive left from carpet pad or other flooring
  • Stains and dull, scratched spots
  • Cracks from slab movement
  • Patches where walls, cabinets or plumbing were moved

All of these are common, and all are usually repairable.

How terrazzo restoration works

  1. Inspection. We check the floor and the slab, mark cracks, holes and stains, and tell you what to expect.
  2. Grinding. Diamond grinding removes the worn top layer and most surface damage.
  3. Repair. Cracks, holes and old patches are filled with a mix matched to your binder color and chips.
  4. Polishing. Finer and finer abrasives bring back the shine.
  5. Sealing. A sealer protects against stains and moisture.

Repair or full restoration?

If the damage is in one spot and the rest looks good, a terrazzo repair may be all you need. If the whole room is dull, glued or scratched, a full terrazzo restoration gives an even result from wall to wall.

Keeping it beautiful

After restoration, clean with a pH-neutral cleaner and a soft or microfiber mop, skip harsh chemicals, and reseal every few years. See our terrazzo maintenance guide for more.

Frequently asked questions

Can carpet glue be removed from terrazzo?

Yes. Adhesive left from carpet or other flooring is common and comes off during restoration.

Will the repairs match my floor?

We match the binder color and chip mix. Very old floors can be hard to match exactly, and we tell you before work starts.

Is it better to restore or replace terrazzo?

Restoration almost always costs less than replacement and keeps your original floor.
